Housing Resource Corp. has a staff of in-house, dependable, skilled and experienced property maintenance personnel. We are a licensed home improvement contractor with the State of Connecticut. Our property maintenance staff members have over 30 years of experience in specialties such as carpentry, heating, electrical, and plumbing work. More specifically, we are highly experienced in the care and maintenance of residential multi-family apartment buildings.

Our Company provides excellent communication and convenience to our tenants, allowing them the ability to create maintenance work order requests online via our Yardi property management software. From a management perspective, this also creates efficiencies and excellent tracking for both management and owners to ensure repairs are completed in a timely manner. Owners have access to the Yardi software and can track maintenance issues by unit from inception to completion. With our property management services comes a 24-hour on call phone service that directs emergency calls to a member of our maintenance team.

Housing Resource provides year-round property maintenance services, including, but not limited to:

  • Landscaping including gardening, grass cutting and snow removal
  • Interior and exterior painting
  • Trash and bulk waste removal
  • Plumbing repairs
  • Electrical work
  • General repairs caused by tenant damage or wear and tear

Additionally, our maintenance company also acts as a general contractor for such major improvements as:

  • Rebuilding exterior porches
  • Replace interior staircases and railings
  • Kitchen and bathroom renovations
  • Hardwood and tile floor installation or refinishing
  • Intercom and security system installation
  • HVAC system upgrades
  • Total rehab of units or multi-family buildings

From major rehab of an entire apartment complex, to ongoing daily maintenance and groundskeeping, our Company can handle any issue a property may face over its lifetime.

With decades of experience in maintaining buildings in every type of condition, we understand the risks, and can anticipate future problems before they occur. We also have an excellent relationship with local vendors and will act as a general contractor for expert vendors, as necessary. Working with our accounting team, we will ensure a property has substantial replacement reserves in place to fund major repairs and budget for future repairs as needed. We are able to track and budget for future repairs as requested.

HUD Compliance

Our affordable housing background has resulted in over 30 years’ experience preparing for and going through HUD REAC inspections. We preform pre-REAC inspections of our properties prior to a notice of inspection, to help create a plan for preparing for the inspection. This includes prioritizing which items need to be done first based on the current scoring system. In 2019, HUD determined that property owners will only receive a 14-Day Notice of REAC Inspection, which is a drastic change from the three-month notice received in prior years. With this new rule, it is more important than ever that owners have a REAC-experienced management company at their disposal to properly prepare them for this aspect of HUD compliance. As a result of our extensive experience, our properties have continuously achieved high scores well into the 80s and 90s on all our inspections. Our success with REAC inspections not only ensures HUD compliance but also saves the property money by prolonging the next inspection by two or three years.
