Leasing
We take care of all stages of tenant occupancy – from marketing the property for rent and maintaining a waiting list, to the applicant screening process, apartment showings, leasing, collecting rents and pursuing evictions. We utilize multiple online platforms as well as leverage our local network in the Hartford area to market an apartment or home for rent. By maintaining property waiting lists and utilizing our thorough tenant screening procedures, we consistently realize high occupancy rates and quick vacancy turn around.
In addition to our rigorous collection procedures, we have a network of top local attorneys and eviction specialists who ensure timely evictions, limit loss exposure, and assist with rent recovery. We also have great relationships with local non-profit agencies and refer tenants to these agencies as needed. Now more than ever these relationships are important in the real estate industry as we continue to navigate through this global health crisis.
Furthermore, we utilize state-of-the-art Yardi property management software which allows our tenants to view their balances, check on maintenance requests, and pay rent online in real time. Property owners also have access to this system so that they can independently monitor their portfolio as they see fit.
Maintenance
We are a full-service property management company, offering ongoing daily maintenance as well as major renovations and rehab. We provide a 24-hour on call maintenance service to our tenants which ensures emergencies are addressed immediately. This protects not only the safety of our residents but also prevents major damage from occurring as emergencies are dealt with real-time. Affordable Housing
We are recognized by the U.S. Department of Housing and Urban Development (HUD) for its commitment to success in property management. For affordable, HUD assisted properties, including Section 8 and tax-credit properties, we follow management agent and occupancy requirements in accordance with government required rules and regulations. Our staff are trained Certified Occupancy Specialists and are members of the National Center for Housing Management (NCHM).
